Summary
The Facilities Operations Director manages all aspects of preventative maintenance, repairs, and safety of the Augusta Civic Center complex, including all equipment, mechanical and HVAC systems, and ensures compliance with local, state, and federal regulations. This role is also involved in developing and enforcing safety policies and procedures. In addition, the Director is responsible for managing all facilities staff and overseeing the logistical planning and execution of events.
Hours
Must have the ability to work long hours and a non-traditional work week, which includes nights and weekends.
Essential Job Functions
- Oversee the care and maintenance of the Augusta Civic Center, including 136,000 square feet of interior space and 55 acres of exterior grounds.
- Responsible for asset protection of facility, equipment, and systems.
- Mitigates risk and oversees safety policies, procedures, and compliance with local, state, and federal ordinances and laws.
- Ensures that all business licensing requirements are up-to-date and renewed on schedule.
- Completes regular facility inspections and risk management assessments to ensure the facility is operating safely.
- Manages all facilities staff, including hiring, training, scheduling, and performance management. Fosters a positive and productive work environment.
- Assists the Civic Center Director with long-range planning and strategic decision-making related to facility safety, operational growth, and business development.
- Oversee the daily physical operations of the business to ensure that the facility is safe, clean, and operating with consistently superior quality standards.
- Creates and monitors annual physical plant expense budget and assists the Civic Center Director in maintaining a profitable business within the Enterprise Fund municipal guidelines.
- Responsible for maintaining all emergency systems including, but not limited to, exit lights, emergency lights, fire extinguishers, fire alarms, heat and smoke detectors, sprinklers, etc.
- Maintains and updates Safety Data Sheets (SDS) to ensure continuous compliance with regulatory standards.
- Chairs the Civic Center Safety Committee and serves as the facility’s official representative on citywide safety committees.
Knowledge/Skills/Abilities Required
- Broad knowledge of building maintenance procedures, including welding, plumbing, masonry, carpentry, electrical, and HVAC systems, with the ability to coordinate and outsource preventative maintenance and repair work to qualified contractors or businesses.
- Ability to analyze situations accurately and adopt an effective course of action.
- Ability to deal courteously with the public and to establish and maintain effective working relationships with a variety of people, including other municipal staff, contractors, and individuals representing outside agencies.
- Ability to consistently demonstrate professionalism, integrity, and ethical conduct in all interactions and decision-making while performing the duties of this job.
- Familiarity with OSHA health and safety regulations and procedures, including in depth knowledge of Lockout/Tagout (LOTO) procedures.
- Forklift Operator Certification required, or ability to obtain within six (6) months.
- CPR, First Aid, and AED certifications required, or ability to obtain within six (6) months.
- Crowd Manager Certification required within 12 months of hire.
- Responsible Alcohol Serving Certification within 12 months of hire.
- Ability to perform all essential functions of the position.
Minimum Qualifications
- Associate degree, technical certificate, or equivalent education in a related field required.
- A minimum of three (3) years of progressively responsible experience in facilities operations, maintenance supervision, or a related field required.
- Valid Maine Class C Driver’s License required.
- Any equivalent combination of education, training, or experience that provides the required knowledge, skills, and abilities may be considered.
Pay Scale
This is a Permanent Full-Time, non-exempt, non-union position.

Pay range NU18 $33.24 to $46.40 per hour.
